At MAXX Property Management, we understand that protecting the value of your investment is a top priority. To support this goal, we are thrilled to introduce our Maintenance Optimization Program, created in partnership with Service Point Solution. We have been working on creating a relationship to develop this program that is currently available to our investors in the Utah market, with rollouts in Idaho and Arizona to follow with the relationships that we are working on.

This program was thoughtfully designed to address the essentials of property health, safety, compliance, and efficiency, targeting issues that can result in unexpected maintenance calls. This new approach is designed to help minimize disruptions for residents while maximizing the operational and financial benefits for all our investors.

The Program

1. Property Care:

 Annual service programs like this can reduce unexpected repairs and keep it in optimal condition, accounting for the normal wear and tear on your units.

2. Enhanced Safety:

Regular checks of smoke detectors, CO detectors, plumbing, and electrical systems not only safeguard residents but also reduce liability risks. We want to emphasize the critical importance of functional smoke and CO detectors, as their lifespans range between 7 to 10 years. With recent reports of incidents involving faulty detectors, this program’s inspections offer a layer of assurance for resident safety and regulatory compliance. MAXXPM does do checks during annual inspections and pre-move-in inspections, but this is only a visual and sound check where this is program is an annual professional inspection while posting a sticker on the unit that a professional checked its functionality by taking the unit off and going outside to resent the system and do a full system reboot check.

By addressing potential issues in advance, we keep systems functioning efficiently, which can lead to lower utility costs for both you during turnover and your residents.

4. Resident Satisfaction:

 We designed this program to attract satisfied residents, which we hope translates to higher retention rates and reduced vacancies. We will talk with the residents on site to make sure they are satisfied before we leave and document any additional concerns if any.

5. Comprehensive Inspections:

Our team will conduct thorough inspections, documenting the condition of key areas with photographs. These reports will be shared with you and the management team, offering valuable insights into the property’s condition of the areas of where this program focuses on. If Service Point Solution detects any irregularities, they will promptly notify property managers to review.

With a skilled, insured, and trained maintenance team from Service Point Solution, you can trust that your property is in good hands.

Scope of Services

Our Maintenance Optimization Program is available at a base price of $250 per unit, covering the following which includes shop supplies (Batteries, caulking, seals, cleaning product CLR, and small hardware items):

Safety Devices: Inspecting smoke and CO detectors, with battery checks and replacements of those batteries.

Plumbing Inspections: Cleaning P-traps, checking for leaks, and inspecting all major plumbing components and replacing any seals.

Lighting and Electrical Checks: Ensuring all lights and outlets are functioning properly, checking the breaker panel tightening any loose connections, and replacement of necessary parts.

Ventilation and Appliances: Examining exhaust fans, kitchen appliances, and documenting appliance serial numbers for warranty tracking.

Structural Checks: Garage door functionality, cupboard and drawer alignment, and window caulking to prevent drafts.

We also offer optional add-ons to further customize the program to your needs:

HVAC Service: $99 – Full cleaning and maintenance, including filter replacement and thermostat checks.

Water Heater Service: $99 – Comprehensive care for both gas and electric water heaters.

Dryer Vent Cleaning: $75 – Reducing lint and buildup with a forced-air cleaning.

Bird Cage Add-on: $25 – Preventing bird entry into vent flues.

Dryer Vent and Bird Cage Combo: $100
